Frequently Asked Questions
Any person over the age of 18 and who is enrolled with any education institution can live at Velocity Village.
No, at Velocity Village we understand that you may wish to live with someone who isn’t a student. However if one of you is a student your booking will be processed as a full student booking.
If you are registered as a student & your placement forms part of your course then your booking will be processed as a full student booking.
All deposits at Velocity Village are equivalent to five weeks rent. This is per apartment and not per person.
The Deposit is payable at the point of booking.
Apartments for the next academic year are released every January. We strongly recommend booking as soon as possible to avoid disappointment.
Bookings can be made in person at our office or over the phone or online.
We allow a 7 day cooling off period for all bookings made before 1st July. For any bookings made after this date the cooling off period will be 48 hours. If you cancel within the cooling off period the Deposit element of your payment will be refunded.
An Assured Shorthold Tenancy Agreement or AST is a Tenancy that gives you a legal right to live within a certain Apartment at Velocity Village for a fixed period of time. Where the AST is in two or more names all tenants are jointly liable.
All residents living in the apartment over the age of 18 will need to sign the AST along with relevant guarantors.
Once the AST has been signed the only way you can be released is to find a replacement tenant who will take on full liability for your chosen apartment type.
A guarantor is a third party, usually a parent or close relative who agrees to pay the rent if you don’t pay it.
All UK based students will require a Guarantor or if you are not a student and you are sharing with a student we will request both tenants have Guarantors.
Usually a UK based parent / guardian, however if this is not possible please contact us on 0114 213 1760 to discuss other options.
Rents should be paid monthly in advance on the 1st of each month by standing order. Alternatively if you would prefer to pay all your rent in advance please make us aware of this at time of booking.
For tenants who miss their rent payment date, a standard £25 late payment fee will be applied to your account & your guarantor may be contacted to make payment on your behalf.
At the commencement date of your Assured Shorthold Tenancy Agreement your deposit will be forwarded to the Deposit Protection Service (DPS) where it will be held for the duration of your stay.
When it comes to the end of your stay we will carry out a Check-Out Inspection and we will complete the Repayment Process via the DPS. Funds will then be transferred into your designated account within 7 working days.
All apartments at Velocity Village are furnished to a high standard and include; Fridge, Fridge with Freezer compartment or Fridge / Freezer, Electric Fan Oven, Electric Hob, Kitchen Sink, Sofa, Dining Table & Chairs, Coffee Table, TV Stand, Bath with overhead Shower or Shower Cubicle, Heated Towel Rail, Double or Three Quarter Bed with Mattress, Bedside Cabinet & Double Wardrobe. Please book a viewing to see standard furniture style.
Absolutely not! All our studios feature their own kitchen & bathroom.
Homeware items are not provided within the apartments however we can take the hassle out of shopping for all your bedding requirements. We can order your pack or individual items which will be delivered and waiting for you when you arrive at Velocity Village.

Velocity Village residents will be responsible for paying for their own utilities direct with the suppliers. These include but not limited to Water, Electricity, Council Tax (if applicable), TV Licence (If applicable), Tenant’s Contents Insurance. There is no gas at Velocity Village.
All of our apartments feature broadband on a pay as you go basis, a reliable high speed service from Ask4. In addition to this Hyperoptic now supply our apartments with Superfast Full Fibre Broadband. Packages start from £16 per month.
All of our One & Two Bedroom apartments & the majority of our Studio Apartments have their own washer dryers. Our basic studios do not include a washer dryer & for those residents we operate a free to use laundry room facility.
If you need some help with cleaning your apartment just let us know. We will be happy to provide you with a quote from the on-site cleaning team, or include it as part of your rent.
Car Parking is available in the underground Car Park located directly below Velocity Village on an hourly, daily, monthly or annual basis. For current rates visit www.ncp.co.uk for more details.
Velocity Village is happy for you to have occasional over-night guests, however guests cannot have their own key. If at any point you want to add your partner to the Assured Shorthold Tenancy Agreement please contact the Lettings Lounge.
At Velocity Village we love our pets and we are more than happy to allow ours to stay with you. Please note this is subject to prior approval and a supplementary Agreement.
Velocity Village operates a very strict no smoking policy in all our apartments & communal areas.
For your own security all entrance doors are fitted with a door entry system and Security Personnel carry out regular patrols throughout the night.
Our on-site maintenance team offers tenants the added re-assurance that if something goes wrong, whether it’s a blocked sink or a power cut, we are here to help. They are easily recognisable by their Velocity Village uniforms and are qualified tradesmen. We commit to respond within 24-48 hours of any reported fault.
